What about AirBnB laws — aren’t they changing?
Maybe. There is a law on the books that you must live in one unit to be able to rent another unit within the building. But that law has not been fleshed out with actual regulations, and there is no enforcement provision in place. So for the time being, you could probably rent all three units on AirBnB for as much as $825 per night per unit (see this one for an example!). And if the law does go into effect, you can still live in one unit and rent the other two out. I would suggest the upper unit, which has two bedrooms, and then if you have the need for more than one spare bedrooms, you can reserve the front-facing studio for your own use
What’s my favorite part of this house?
There is a lot to choose from! First, the location is unbeatable: it’s on one of my favorite streets in Dupont Circle, close to Metro, great restaurants (Sette, Bistrot du Coin, La Tomate and more!) and just flush with green trees and gorgeous Victorian homes. The parking and outdoor space is fantastic, and the two-story living room with stained glass window is super cool. But my favorite part is actually the upper level master suite, complete with a fireplace, original glass window and heart-pine floors, plus an ensuite bathroom with double vanity and skylight. It’s just a perfect oasis to relax in.ext here
Why isn’t this on the market?
The owner is considering a move but not completely committed. So it’s a “pocket” listing for now, until their plans firm up. That means the likelihood of competing for it are lower, making it a perfect home to bid on!
How much would I need to have to buy this?
