• Drafting of the lease and use of electronic signatures to execute the lease. 
• Coordination of key delivery to the tenant and information regarding any move-in procedures. 

If desired, we can also assist with the below items for an additional cost:

• Coordination of minor repairs and deep clean of the property.
• Professional photos and virtually staged photos 
• Work with local jurisdiction to complete any required paperwork and licensing for leasing a property

For our DC clients, we offer full-service property management services to include:

• Hire a professional photographer and obtain virtually staged photos (additional cost).
• Work with the local government to obtain the required BBL and RAD Exemption licenses (additional cost). 
• Online building portal for tenants to make monthly payments and repair requests.
• Landlord access to the online building portal to see account overview, access documents, and communicate to the property management and tenants as desired.
• Monthly processing of rent payments. 
• Holding of the tenant's security deposit in a separate escrow account.
• Quick and reliable response to emergencies submitted by the tenant.
• Coordination of repairs and communication with the tenants for unit access. 
• Final walk-through after the tenant has vacated the building.

• For new units to the short-term rental market, we provide a list of items needed to get the Airbnb up and running. Depending on the scope or work and if desired, our team can procure these items and have them delivered to the property. 
• Coordination of professional photography to ensure the listing is presented perfectly (professional photos are an additional cost to the owner).
• Listing of the property on Airbnb and VRBO to highlight the property's key features. 
• Management of reservations and payments. 
• Handle any issues that may arise during a guest's stay.
• Collection of payments for broke or missing items after a guest has checked out. 
• Management of cleaning the property between guest stays.
• Check on supply levels of disposable items such as paper towels, soap, toilet paper, etc.. and restock as needed.
